managers to maintain a detailed maintenance logbook (Carnet
d'Entretien). Edifice automatically generates this logbook from
your data — you review and confirm it before it's official.

Does Edifice replace our property manager?
No. Edifice is built for both sides of the building: the
professional manager running a portfolio of syndicates as their
job, and the volunteer board running just their own building. Both
work from the same system.
What's the deadline to comply with Bill 16?
The regulation came into force on August 14, 2025. Existing
syndicates have until August 14, 2028 to have a compliant
maintenance logbook and reserve fund study in place, per Quebec's
regulation (décret 991-2025).
Who can prepare a syndicate certificate (attestation)?
The syndicate's board prepares and signs the attestation itself —
it's a declaration of the syndicate's own compliance status, not a
report from an outside professional. Edifice pre-fills it from
your existing logbook and fund data, but you still review and
sign it — it's your syndicate's declaration, not ours.
What does a reserve fund study cost?
Professional reserve fund studies typically range from a few
hundred to a few thousand dollars depending on building size and
complexity. Edifice doesn't replace this required professional
study — it tracks and models the numbers that come out of it.
Digital vs. paper maintenance logbook: what's the difference?
A paper carnet works until you need to find one specific
inspection report from three years ago, or hand it off to a new
board. Edifice keeps everything searchable, exportable as a
compliant PDF, and accessible to the next administrator without a
binder changing hands.
